Matter to be Addressed


Dear Straits Regency Resident,

The past few weeks we had met up with 3 Property Management Companies namely BHL, CLC and GE Tan. We had gathered some important informations pertaining to the "Cost Components" which we need to address to all residents for their knowledge.

Below appended are the "Cost Component" and estimation Budget based on the experiences of the said Property Managers :

A) Fixed Cost that will be incurred (Estimation per month)



  1. Professional or Consultant Fees Charged by the Property Management Company(including accounting, billing & admin) = RM2,500.00

  2. Staff salary that include a full time clerk and shared Full Time Supervisor(with Coaster) = RM2,300.00

  3. Security Services based on 3 on the day and 3 on the night (12 hours per shift) = RM7,500.00

  4. Cleaners - all areas covered based on 3 to 4 workers = RM3,200.00

  5. Lifts Maintenance basing on the current with Toshiba = RM2,300.00

  6. Pool Maintenance (based on daily wash basis) = RM700.00

  7. Pump Maintenance on schedule basis = RM200.00

  8. Other Maintenance includes electrical, supervising engineer, pest control & etc = RM600.00

Sub Total : RM19,300.00


B) Variable Cost



  1. Electricity and Indah Water (not taking into account of possibility hike in tariff if Oil Price increase) = RM5,500.00

  2. Office Accessories such as printing, stationery, envelope, postage & etc. = RM50.00

  3. Site telephone line and expenses = RM100.00

  4. Festive decorations = RM50.00

  5. Audit Fees and other legal Fees = RM250.00

  6. Plumbing and sanitation = RM200.00

  7. Purchase of electrical items = RM200.00

  8. Bank Charges and Meeting Expenses = RM50.00

  9. Others inclusive painting the wall, lifts repairs and incidental repairs = RM200.00

  10. Landscaping and Gardening of the building (any volunteers) = RM250.00

  11. Insurance for the building - propotionate to each resident (different billing)

  12. The above do not include any structural repairs

Sub Total : RM6,850.00


Grand Total : RM19,300.00 + RM6,850.00 = RM26,150.00


Estimate Total Collection based on RM0.20 per square feet = 1600sqft X RM0.20cents = RM32,000.00


Estimate Balance will be RM32,000.00 - RM26,150.00 = RM5,850.00


The above are merely an estimation and from the above we could able to identify the costing structures and perhaps you might think of others which have not been included as yet. If there is a sharp increase in the electricity tariff then we will see a huge increase in elecricity bills. The rest of the expenses will follow suit as well.


C) Other matters


1) Gate and walls


Had been painted up but please assist to look around for other areas that need to be touched up.


2) Toilet doors - Ladies Toilet at the Sauna Room


The locking device had been changed so that it could be locked up during night time. The guys not necessary at the moment.


3) Chairs and Tables


Had been bought by the management so that we could able to gather and have meetings.


4) Meeting Room

Had identified the bigger room at the corner (which presently being used to store equipments and cleaners's room). Can easily accomodate 40 - 50 peoples. We will use the Community Room if the crowd is bigger. The duplicated key will be passed to me tomorrow. Will proceed to ask for the installation of 2 wall fans.

5) Joint Management Commitee

We will write in to request for the set up of the above. The deadline is April 12th 2008.

6) Requesting for Stone Benches from Assemblyman in Tanjung Bungah - Tan Sri Koh Hsu Koon

We will write a letter to Terry Khoo (Reprsentative for Tan Sri) and pass over to the Gerakan Branch Office along the main road requesting for 2 sets of such bench to be placed near the Guard House (both ends) to block the path leading to the drain (quite dangerous for childrens).

7) A get together to celebrate the New Season 2008

Will propose a Get Together (Buffet Dinner) to usher the 2008 "Season Greeting" in January 2008
